The Realty Bankers offer various forms of capital uniquely tailored to a specific project.

One favored form of equity investing at this time is preferred equity. Our preferred equity structure provides lower-cost, “debt-like” capital that give our operating partners access to greater proceeds than available through conventional financing and allows our operating partners to enhance the profitability of their projects.

Our preferred equity may be used in conjunction with new or existing mortgage loan financing.

Equity Contributions


Realty Bankers Equity

- Single-family: Up to 80% of total project costs (no debt is used)

- Multifamily: Up to 70% of total equity required (debt limited to 65%)

Operator Equity
- Remaining balance of required equity

Equity Distributions

Tier 1: 100% to RB until 100% of its equity is returned

Tier 2: 100% to RB until it earns an 8 - 10% IRR on its equity

Tier 3: 100% to Operator until 100% of its equity is returned

Tier 4: 100% to Operator until it earns an 8 – 10% IRR on its equity

Tier 5: Final distribution splits will vary based upon the respective equity contribution percentages

Therefore, a mutually beneficial capital solution may consist of one capital structure designed to purchase and renovate an investment property that transitions into a different capital structure once the renovation is complete, the property value has increased, and conventional debt financing is secured.
